Eternit Is Preparing USD 22,000 Industrialized Homes for Ecuador

A new industrialized-housing model is entering Ecuador’s social-housing conversation with a proposed price range of USD 22,000 to USD 25,000.
The company behind the project is Eternit, a building-materials company that has been in the market for 68 years. It says its first homes will be ready for sale at the end of 2026.
What the proposed homes look like
The homes are planned at 57 square meters and include:
- Two bedrooms
- A living-dining room
- One bathroom
- High ceilings
The reported price range is USD 22,000 to USD 25,000. The source does not say that the price includes land, site preparation, financing, taxes, or every installation cost, so the number should be treated as the proposed house price rather than the full cost of owning a finished property.
Why the company is entering now
Eternit is investing USD 1 million to refine the production process for the homes. The project is arriving as companies in the construction-materials sector move into industrialized systems for social housing.
The wider policy backdrop includes tax incentives for this type of housing. A recent regulation allows donors to claim a reduction equivalent to 100% of the donated value against income tax caused, limited to 30% of the tax for the relevant fiscal year.
The social-housing rules also require this kind of property to be the beneficiary’s first and only home and to be intended for priority groups or people in poverty, extreme poverty, or vulnerability.
That means the proposed model is not simply a low-priced product automatically available to every buyer. Eligibility and the project’s legal structure matter.
The housing-credit context
The report says Ecuador’s housing-credit portfolio grew 6.1% annually through June 2026 and closed at USD 2.861 billion.
That does not mean every buyer can finance a USD 22,000 home. It does show that the industrialized-home proposal is arriving alongside a larger housing-finance market, not in isolation from it.
Eternit reported USD 15.8 million in gross revenue and nearly USD 1 million in net profit in 2025. It employed 119 people that year, according to the company information cited in the report.
What this means for expats
For foreign residents, the immediate relevance is market intelligence rather than an invitation to purchase. Industrialized homes can matter if they expand supply, reduce construction time, or create new options outside the most expensive urban markets.
Before treating the price as a complete property budget, ask about land ownership, utilities, transport access, permits, installation, financing, and whether the social-housing rules apply to the buyer. Those are not answered by the published model description.
The useful signal is that Ecuador’s construction sector is testing a smaller, standardized housing product at a clearly stated price point. The next question is execution: whether the homes actually reach the market by the end of 2026 and what the all-in cost becomes.
