Quito Property Registry Automates Payment Orders for 20 Procedures

Quito has made a small but useful paperwork change for people dealing with property and registry procedures.

The Registro de la Propiedad de Quito has implemented automatic payment-order generation for 20 procedures and certificates.

With the new system, payment orders are expected to be issued automatically in about 20 minutes. Previously, that step could take between 24 and 48 hours.

Which Procedures Are Included

The automated list includes procedures such as:

• Authorization and revocation of subdivisions
• Lot unification
• Horizontal-property declarations
• Dissolution of marital property partnerships
• Extinction of family patrimony
• Wills
• Internal regulations for horizontal property
• Religious organizations
• Resolutions for excesses or differences in area
• Clarification of subdivision authorization
• Clarification of effective possession
• Adjudications from the Ministry of Agriculture and Livestock
• Marginal notes for foreigner status
• Socio Bosque agreements and ordinances

The rest of the procedures and contracts in the Property Registry catalog are expected to be added progressively during the year.

Payment Window

Payment orders generated through the system are valid for eight days.

During that period, the user must make the payment to continue the requested procedure.

What This Means for Expats

For foreign residents buying property, regularizing a title issue, handling horizontal-property documents or helping a family member through paperwork in Quito, this change should reduce one waiting step.

It does not eliminate the underlying legal or registry requirements. It just shortens the payment-order stage from a possible multi-day wait to an estimated 20 minutes, which is exactly the sort of small administrative improvement that can make Ecuador paperwork feel less punishing.
