Rental listing guidelines
Who can list
Owners and agents authorized to advertise a property in Ecuador can submit a listing. Provide accurate property details, your permission to use the photos, complete rates and fees, and a contact method renters may use publicly. Do not include identity documents or private tenant information.
What our review means
We review the supplied details and confirm the advertiser’s authority, contact information, photo permission and stated availability before publication. A listing or confirmation date does not mean ExpatEcuador has inspected the property, checked its legal title or guaranteed the advertiser’s performance.
Rates and rental types
Short-term stays show nightly rates and a minimum number of nights. Long-term rentals show monthly rent and a minimum number of months. Properties offering both can show both rates. These are browsing categories; the rental terms come from the advertiser. State utilities, internet, building fees, cleaning charges and deposits clearly.
Keeping availability current
Short-term and dual-purpose listings are hidden 14 days after confirmation; long-term listings are hidden after 30 days. Owners should tell us as soon as a property becomes unavailable. We can renew a listing after reconfirming the details. Paid promotion has its own dates and never overrides listing availability.
Contact and payments
Renters contact advertisers directly. ExpatEcuador does not collect rent or deposits, make bookings or act as a party to a lease. Ask for the complete written terms, confirm who you are dealing with and arrange to see the property before committing. See our Cuenca rental guide for practical questions to ask.
Sponsored rentals
Paid cards are labeled Sponsored and identify the advertiser. Promotion is subject to review, placement availability and an agreed quote. Ordinary rental results are ordered by recent confirmation. Payment does not buy a property endorsement.
Privacy, updates and reports
Email info@expatecuador.com with the listing link or submission reference to correct, pause, remove or report a property. We may reject or remove misleading, duplicate, unauthorized or unavailable listings. Private submission details and review notes are accessible only to the review team; the public contact fields appear after approval. We use private submitter details and advertising inquiries to review listings, answer requests and manage campaigns. We do not publish those private details.
